It looks nigh on impossible that I'll be getting the mortgage to buy the flat, even though I have a 48% deposit and the amounts required are tiny. There is one more thing to try but I'm not holding hope. At least this time I got an explanation on what is happening. Back to plan B. Or C.

maybe buy outside london and rent it out and use the rent to carry on renting in London? Annoying, but then at least you have property you can mortgage in the future to buy something else. Banks look on homeowners more favourably.. You'll probably get a better return on it renting than interest.

Actually why don't you buy in a nice village outside luton and let me rent it off you! I'm a good tenant honest ;)

No worky on a few counts. When I'm talking about having 48% of the money, that is only of my share of the flat, not of the whole value. I cannot buy anything outright. Well, I can buy a house in the outer Hebrides or a castle in Romania but neither would do.

As for buy-to-rent, I would pretty much face the same problem and I already very nearly got burnt with the flat I had in Caracas, even though my sister was there to keep an eye, I had let it through an agency recommended to me by the people at the British Council... and it still was a continuing nightmare. I'm not good at 'investing' and not trying to do that.

Just explaining why these are not options viable for me xx

I know, and I do appreciate it:) it's just that it looks different from the inside :0 -worse, I knew buying property was stressful and problematic in this country and that my circumstances made it a bit more difficult still, but I wasn't expecting the nightmare it has turned out to be. The bank says they could lend me a whole lot more (but not remotely enough for anything useful) than I am asking for this mortgage, but because it is a part-buy part-rent the regulations are far more strict. Oh well

But you can't get a mortgage for them, you're talking about a marine finance loan, which is just a loan (i.e. higher rates). Sure, it'll be for less than a house (probably!), but then you have to look at mooring fees on top of that which can be around 5k a year.
