I seem to have missed boy_of_isis's birthday -I knew I couldn't have made it to the picnic due to teaching, but..

ION, saw the flat. Near Queens Crescent and ex-council property, both things which don't seem to bode well. The flat itself is ok, is in good nick, all in all, and does look like a place I could live in. If I don't get stabbed when arriving home late at night, that is... more seriously, I suspect some of my teen-age pupils' parents would not like to send them for lessons to that area in the winter when it's dark... hm....
